i found the hotel's proximity to the bts phra khanong station (exit 1) especially useful. a max value store (open until midnight) is a short walk (under 3 minutes) from the hotel, a real convenience. the room was quite comfortable and well-kept, perfect for my needs. i also enjoyed the breakfast with its many thai choices and fresh fruit.

some of the towels in my room looked a bit worn.

I found the rooms a bit old fashioned and grubby. There were lots of stains on the walls and chairs. This hotel needs a revamp.

The breakfast offered a good selection of Japanese dishes, fine.

The hotel's age is apparent. Maintenance seems to be lacking. Specifically, the jacuzzi area had cracks on the wall and peeling paint. I also noticed certain baked goods were moldy.
